Navigating through the legal and cultural requirements, they meticulously planned the subdivision, ensuring compliance with all local regulations. Their patience and commitment paid off as they successfully transformed the land into 165 well-structured 350m lots, each brimming with potential for residential or commercial development.

The option price for the land was set at $45 million, and the deal required a six-month due diligence period due to the Aboriginal significance of the site. Additionally, they had to navigate a 12-month settlement period, giving them the time needed to strategically plan every detail of the development.

Through careful planning and expert execution, Mick and Cathy turned what was once raw, undeveloped land into a high-value residential estate. By adhering to cultural sensitivities and legal frameworks, they ensured the integrity of the land while maximising its potential. The transformation not only increased the market value of the lots but also contributed to the growth of the Box Hill community.

The results of their efforts were nothing short of outstanding. The successful subdivision of the 25 acres significantly enhanced the land's market value, making it an attractive investment for future buyers. The financial rewards followed, with the project generating an impressive annual profit of $495,000.
